Step 1: Set The Right Price

To get the best results the most important aspect of successfully selling your home is pricing. Pricing your home correctly will lead to more showings and a quicker sale. Because the first 30 days of your home being on the market are when you will receive the most interest from buyers and other agents it is important to position your home with a price that will encourage them to view your property. We will work with you to provide a detailed market analysis of your home by reviewing the latest Austin real estate market conditions and home sales in your neighborhood. In addition we will provide you with an estimate of your expected net proceeds from the sale.

Step 2: Stage Your Home

Part of our team is a professional home stager who will spend 1 hour visiting your home and providing a written list of recommended staging. We want your home to look better than the competition. Buyers view professionally staged homes as well maintained. Homes professionally stages sell for more and in less time. After staging, your home will be ready for a professional photographer to take pictures.

Step 3: Marketing

The marketing we will do to promote your home has only one purpose – to increase awareness among potential buyers leading to in-person showings. We will provide unmatched marketing including professional staging, photography, video and custom property web sites. Our marketing will be targeted towards both consumers and other REALTORS. It is important for us to communicate with you during this time. We won’t simply put a sign in your yard and forget about you. As showings occur we will ask for feedback from the buyer’s agent and help make any necessary adjustments. We will also keep you informed about what is happening in the real estate market with weekly updates.

Step 4: Accept An Offer

When we receive offers we will review all the details with you. It is our goal to find you a buyer who will pay the highest price with the best terms for you. We are skilled negotiators who can help you navigate through this process while protecting your interests.

Step 5: Inspections

Once your home is under contract we will help co-ordinate the inspection, appraisal and any title work that needs to be done. We will stay in touch with the buyer’s agent and their lender to make sure your transaction stays on track and will be a stress-less closing experience.

Step 6: Closing

On your scheduled day to close we will meet you at the title company to ensure everything goes as planned. At this point everything has been taken care of so there should be no surprises. Congratulations your house is sold!
