We are in an interesting time for Austin real estate. There has been a lack of good homes going on the market over the winter. That lack of good homes along with a backlog of buyers who had been losing multiple offer bids last year have caused prices to go up significantly in some areas of town, particularly central and south Austin.
Inventory of homes is even lower than the statistics indicate. There are many homes on the market that are overpriced or in poor condition and therefore may never sell. The number of good homes, priced close to market value is significantly lower than market statistics would indicate.
All buyers need to be ready to view homes as soon as they come on the market. Even in the suburbs such as Cedar Park the great homes are selling fast. Buyers will miss out if they wait until the weekend to see a home that will likely be sold before then. Â
