When is the next Avery Ranch Garage Sale?

The next Avery Ranch garage sale is scheduled for Saturdays, May 18th and September 28th, 2019 from 7 AM to 1 PM. In our experience you’d better get there early to find the best deals. Although there are individuals who hold garage sales throughout the year this is an organized event with around 100 homes expected to participate.

With almost 4,000 homes in the neighborhood the semi-annual Avery Ranch neighborhood garage sale is a great place to buy and sell items. Whether you need to do some spring-cleaning or need to buy lightly used baby toys this is the day to do it.

One of the neighborhood events I look forward to is the semi-annual Avery Ranch garage sale. This event happens in both the spring and the fall. The Late Summer 2019 Avery Ranch garage sale will take place on Saturdays, May 18th and September 28th, 2019 from 7AM-3PM.

With almost 4,000 homes in the neighborhood there will be plenty of homes selling items. This is a great opportunity to find clothes, toys, bikes and furniture.

Rutledge is a 10!!

In the last couple years we have seen a shift towards a preference for homes zoned for Round Rock ISD. In part this shift was due to Rutledge Elementary being downgraded to a 7 on the website Greatschools.org.

About a month ago Rutledge was upgraded back to a 10. This is great news for any property values of homes in Avery Ranch zoned for Leander ISD.

Unfortunately this change is still not reflected on some of the websites like Zillow but you can see the school rating on greatschools.org.

The fireworks show originates from the golf course at 10500 Avery Club Dr Austin, TX 78717 starting around 9:00 PM. The fireworks show typically lasts 20-25 minutes.

The best location to view the Avery Ranch Fireworks show is from the Avery Ranch Main Amenity Center (the large pool in the Morningside section of the neighborhood) located at 10121 Morgan Creek Dr (corner of Avery Ranch Blvd and Morgan Creek Dr).

The fireworks can be seen from inside the pool area or from the surrounding park.

Property tax appraisal values have been mailed out in Williamson County. I have seen a lot of questions about protesting property taxes because the values we have received from the Williamson County Appraisal District (WCAD.org) have gone up significantly again this year. 

I just lowered my property tax appraised value from $402,874 to $367,011 (if I choose to accept that value) in 2 minutes without leaving my home. You may not get the same result but it’s worth a shot and I thought I would pass on some tips that might help you.

I used to think the process to protest my property taxes was confusing. Then I figured out the tax office has a system and by following directions it has been much easier for me.
