Prices went up like a rocket and came back to earth, but still up 43% since March 2020. Some people can’t get over missing out on timing the market. The truth is few people did because even those who sold at the top had to buy in the same market at the top.

Fed Raised Rates And Mortgage Rates Went Down

You probably heard the Federal Reserve raised interest rates .75% in July. The Federal Reserve does not control mortgage interest rates. It seems counterintuitive, but when the Fed raised their rates mortgage interest rates actually went down. Mortgage interest rates had been over 6% back in June. As of August 2nd, we were seeing quotes for 30 Year Conventional rates near 5%.

One of the neighborhood events I look forward to is the semi-annual Avery Ranch garage sale. This event happens in both the spring and the fall. The Spring 2022 Avery Ranch garage sale will take place on Saturday, April 30th, 2022 from 7AM-1PM.

With almost 4,000 homes in the neighborhood there will be plenty of homes selling items. This is a great opportunity to find clothes, toys, bikes and furniture.

Happy New Year Austin homeowners and home buyers. Here are my top 5 predictions for the Austin real estate market for 2022 but first let’s review the real estate statistics covering 2021 for the Austin, TX MLS area. It was another great year for real estate in the area.

The number of sales was down 5.7% to 3,756 sales but up 2.9% sales for the year with 44,871 sales overall.

The average months of inventory remained at less than 1 month. That means if no additional homes come on the market, it would take less than a month for all the homes currently for sale to be sold. A real estate market with 4-6 months of inventory is considered balanced between buyers and sellers so we are still in a strong seller’s market.
