The number of homes sold in January, 2022 was 2,116 which was down 11.83% from 2,400 sales in January, 2021.

The average sold price in January, 2022 was $578,554 which was up 25.84% from $459,760 in January, 2021.

The average sold price per square foot in January, 2022 for Austin was $292.83 which was up 26.3% from $231.72 in January, 2021.

Hi Austin area homeowners. I’m Eric Peterson Broker of Kopa Real Estate. Let’s review the most recent Austin real estate statistics.

In September there were 3,437 homes sold which is down 10% from last year.

The average sold price was up 22.7% from last year but down 2% from August.

The median price was $463,000, up 34.2% from last year but down 5% from August.

The average sold price to original list price was 101.4%. That means homes were selling on average for 1.4% over list price.

The average days on the market is 16 days, still down considerably from last year at 39 days but up 2 days from August.

If you talk with anyone who has been trying to buy a home you will hear stories saying it’s almost impossible. It is hard, but most buyers are making the process much harder on themselves by taking an approach that has very little chance to succeed.

I only take on a very small number of buyer clients, but I talk with dozens of buyers ever weekend at our open houses. Between talking with all those buyers and seeing the offers we receive on our listings here are some of the big mistakes that will prevent you from ever buying a home in the Austin area. I feel bad for those buyers and so I thought I would talk about a few things I see buyers doing and explain why they are causing you not to be able to buy a home.

People often ask me what I would do in their situation. We just bought a home 3 weeks ago. My wife found out a Realtor was selling his own home off market. It turns out it is the exact home we had been looking for. I’m a very analytical person, probably like many of you watching this video. Analytical people have a tendency to be indecisive. Everywhere I go people want to tell me the housing market is about to crash. Maybe the market will crash, maybe it won’t. If it’s true we are in a bubble and we will see a crash here are some of the reason we may see real estate prices pop.

Inflation and Interest Rates Going Up

There’s no doubt homebuyers are motivated by the historically low mortgage interest rates we are seeing. Many buyers are able to lock in 30-year fixed rate mortgages at 2.5% or better allowing them more buying power to stretch the price range of their home search.

Interest rates typically rise when inflation increases. With all the money being pumped into the economy it isn’t not hard to imagine we will see inflation once we see the pandemic coming to an end.

You might be shocked to hear real estate prices in our area are up 5-10% since the beginning of December. Almost everyone who is calling me right now thinks their home is worth $50,000-$100,000 LESS than what it would sell for today. Today, someone asked me what has caused prices to go up. There are many factors and I thought I would share what I told her with you.

  1. Record low inventory of homes for sale. Many potential sellers decided to hold off on selling last year. We have a dramatic inventory shortage of homes for sale.
  2. Few new homes available. In many neighborhoods you couldn’t buy a new home if you wanted to build. They are completely sold out of lots.

I’ve attended a couple interesting economic updates in the last few weeks and I wanted to share a few of the interesting and perhaps unexpected slides.

Can you believe the average household income for 20% of the people in our area is now almost $250,000, and that is from 2017? Many people talk about the rush of Californians to our area and how that is causing home prices to go up. This demonstrates it’s not just the number of people but also that many of those transplants have higher incomes than residents who have been living here for years.
