Why 72% Of Our Listings Sell To Open House Visitors
In some cases that may be because the Realtor doesn’t want to work weekends. In other cases the Realtor might not know how to hold an open house to effectively advertise and sell the home.
To discourage their clients from asking for an open house some real estate companies even charge extra fees for that service! If you are interviewing Realtors to sell your home make sure you ask if open houses are extra.
We all know there’s a big difference between something one person can’t do and something that can’t be done.
When I look back at our listings this year I discovered 72% of the homes we sold were to an open house visitor.
That statistic may sound surprising but it shouldn’t be if you’ve noticed the difference in how many buyers shop for a home today. It used to be when a person was buying a home the Realtor would pick out a few homes to view. Today it’s more likely the buyer is deciding which homes to view.
In many cases the buyer wants to view a home on their own at an open house and then when they are ready to make an offer they contact their Realtor. Often these buyers are willing to pay the most money for your home.
In real estate a rule of thumb is if there have been 10 showings without an offer the home is overpriced. Several times this year we have had over 10 showings of a listing by Realtors with their clients and not received an offer.
Then we held an open house and received multiple offers from open house visitors who came without their Realtors. That proves if you’re not having an open house you’re missing out on exposing your home to the buyers who likely will pay you the most money.

Many Realtors are good at advertising. What’s usually missing is a lack of sales and persuasion skills. Often a listing agent will have a newer agent host the open house. That newer agent does you as the owner of the home little good because they are at the house only to open the door and try to acquire visitors as their own clients they can so they can sell them a different home.
What makes us different is we host the open houses at our listing ourselves. You will have professionally trained salespeople personally working for you.
The truth is most Realtors haven’t ever sold a home in your neighborhood and may not be familiar with your area at all.
Compare that to a home we recently sold to an open house visitor after I talked with him about the neighborhood swim team, new schools about to open in the neighborhood and neighborhood amenities. I knew those were things he couldn’t get in the other neighborhood he was considering. This buyer thanked me for all the information. He said he had been visiting a lot of open houses that day and I was the only Realtor who provided him with this information rather than only giving out basic property information.
It turned out we had multiple offers on this listing. This buyer I talked with at the open house paid $22,000 more than the other buyer who submitted an offer after visiting the home during the week with his Realtor.
