Our real estate market in certain price ranges and areas is still extremely competitive. In a market like ours there are two ways to buy a home. One way gives you the best chance to buy a great home. The other way will be frustrating and leave you picking through only the homes nobody else wants.

 

Joyce Peterson was recently contacted by a buyer who wanted to move his family into a larger home. In his desired neighborhood there are many people who want to buy this type of house. We have seen several other agents post messages in Realtor Facebook groups asking for this exact type of property and we know from open houses we have done in the same neighborhood there is a great demand for larger, newer homes in the neighborhood.

Because this buyer was committed to being Joyce’s client she was out contacting other agents and homeowners to see if they are interested in selling. In addition even though the new homes in the neighborhood are completely sold out Joyce was contacting the salesperson just in case one of those sales fell through.

As it turns out one of the buyers of a new home was not able to obtain financing. Because Joyce stayed in contact with the salesperson Joyce was the only agent notified that this home was coming back on the market.

This home is one of the special properties that would have a line out the door to buy it if people knew it was available. It is a large 4 bedroom home with a game room on a cul-de-sac facing northeast which is the preferred direction in the neighborhood.

Because they are Joyce’s client this family now has the home under contract before anyone else knew it was for sale again. This family gets to live in the perfect home for them because Joyce was able to get them to the top of the line.

The other strategy we see in our real estate market is buyers who drive around neighborhoods aimlessly or visit open houses. These buyers do not want to commit to a relationship with a Realtor, instead choosing the DIY route. Many wait until they find a home they like and then arrange the services of a Realtor, often trying to negotiate a commission rebate. 

If all you want to do it buy a home that’s ok this strategy may work out for you. If you’re trying to buy one of the special homes this is not an effective strategy.

When we are listing a home for sale these are often the people who call us after a home is already sold. We see some of these same people who we have been visiting our open houses for over a year and they always talk about the one that got away.

They are frustrated but value playing the field over committing to working with a great Realtor like Joyce.
