Something we emphasize at our home selling seminars is there is a market for homes in any condition and it is definitely possible to sell a home that isn’t in great condition.

What we also know is the typical Austin area buyer is looking for a home that is in move in ready condition. Spending a little bit of money in the right areas will give you a worthwhile return on investment. One of the reasons home sellers in the Austin area hire us is because we know what buyers are looking for because we have had thousands of conversations with buyers over the years.

June gave us several examples of homes where our clients were rewarded by taking advice about how to prepare their home before putting it on the market.

The best example was between two homes that sold in the Austin area. One home was sold as a For Sale By Owner. We had spoken with that home seller previously but he decided he wanted to give it a shot on his own. His house was in decent condition but needed cosmetic work. In the end he sold the home for $440,000 to buyers who were represented by a Realtor.

Around the same time we were contacted by another home seller in the Austin area whose home has the same floor plan. This family was open to making cosmetic upgrades, using our Free Home Staging Package and having their home professionally marketed.

This 2nd home had so much interest we received multiple offers and the home sold for $501,200. Even after paying our company and the cost of their make-ready this family made approximately $37,500 more than the home seller who decided to sell as-is.

In June we also represented two sellers that received cash offers substantially over asking price. Both sellers went the extra mile and were rewarded with final sales prices way above market value and way above what either home would have appraised for if the buyers were financing the purchase.

Sometimes it makes sense to spend time and money preparing your home for sale and sometimes it doesn’t. There’s no way to know without getting to know more about your particular situation.
