YES, an open house will help sell your home. 72% of our homes have sold to a buyer who visited an open house.
Sometimes that means a buyer who visits the home only during the open house. It can also mean someone who came to view your home with their agent and wants to come back for a 2nd look. Other times a buyer attends an open house and then wants to come back with their agent.
One of the many things that make Austin real estate different from other areas is half the buyers are not committed to working with a real estate agent until the find a home they want to buy. If you don’t have an open house you are missing out on half the buyers in the area. Not having an open house means not fully exposing your home to the market.
Because we have been Austin homeowners for over 10 years an open house is also a great time for us to demonstrate our enthusiasm for the neighborhood. Picture someone visiting an open house and is trying to decide between several neighborhoods. They will often ask, “Do you think buying a home in Austin is a good investment?” Isn’t it great when I can say not only do I believe that but also I personally own 2 homes in the neighborhood? We also have more knowledge of the neighborhood than any other Realtor. We can talk to potential buyers about schools, trailheads, kids sports and activities and even who has the best happy hour.
Something that makes us different from other Realtors is we host our open houses ourselves. Most listing agents don’t want to work on the weekends. They will have a newer agent host your open house. They won’t know much about your home or the neighborhood.
Even worse, there is an agent who hosts open houses for other listing agents in Austin. This agent tells open house visitors the sellers are desperate and will accept a lowball offer. That agent just wants to pick up clients to sell them another home. Can you imagine that happening at your house? This is why one of the most important questions you can ask a listing agent is “Who will be hosting the open house?” The answer to that question could save you thousand of dollars.
