When you are ready to buy your next home there are several ways of doing this without selling your current home first. Let’s review your options.
Qualify For 2 Mortgage Payments
It is possible to obtain a mortgage on a new property prior to selling your current home as long as you can qualify for both mortgage payments. This will allow you to buy and possibly move into your new home prior to putting your current home on the market. Many of our clients take this option and we are able to stage the home we are selling so it doesn’t look empty.
Buy Contingent On The Sale Of Your Current Home
It may be possible to get an offer accepted on a new home and have that offer be contingent on selling your current home. Our success in getting contingent offers accepted often depends on how long the home has been on the market. The downside of a contingent offer is you may need to pay a higher price on the new home and because you have a tight timeline need to accept a lower offer on the home you are selling.
Bridge Loan
If you can qualify for a mortgage for the new property but don’t have the down payment it may be possible to get a bridge loan which means you are borrowing against the equity in your current property.
Buy “Like Cash” With A Third Party
There are companies we work with that will help you buy your next home prior to selling. Essentially, they buy the home for cash, rent it to you while we sell your current home, and then once your home sells you get a mortgage for the new property. This sounds complicated and almost too good to be true but it is completely legitimate and we have successfully closed many transactions this way.
