We'll pay for a professional home stager to help give your home the greatest appeal to the highest number of potential buyers. Then, when the house is camera-ready, we'll bring in a professional photographer to create images that will catch a buyer's eye and showcase its best features, both online and in print.
Once photographs catch a buyer's attention, property descriptions give added incentive to call for an appointment, so we craft them with care. We will ask you why you purchased your home and why you love living there. Then we'll combine your input with our marketing experience to create descriptions targeted toward those buyers who are most likely to purchase your house.
Marketing

Internet exposure: Along with being featured on our website, Zillow, Trulia, and Realtor.com, your listing will be entered into the Multiple Listing Service (MLS) and syndicated to all of the other real estate companies in the Austin area.

Studies show that people spend on average 45 minutes a day on Facebook. To give our listings added exposure, we use Facebook targeted advertising to get your listing to thousands of potential qualified buyers.
In addition, your home will appear as a featured property on Zillow and enhanced listing on Realtor.com. This is an added expense that we are willing to bear since we specialize in listing homes. Since most agents list only 1-2 homes every year, they do not have the budget to bear this expense, so their listings are not featured on the Internet's major real estate portals. It is important to hire an agent who will pay to have your home showcased on the sites where buyers are searching for homes.
In addition to placement on sites that present homes for sale in Austin, each of our listings has its own individual property website. The website URL is featured predominately on sign riders to encourage drive-by shoppers to visit the site, view interior photos, and learn about the benefits and features your home offers.

Local marketing: Since some buyers do drive through neighborhoods looking for homes, your listing will be represented by an elegantly designed and prominently displayed "For Sale" sign, offering key information, including the Internet address of your home's individual website.
Open houses: With online advertising and over 20 eye catching open house signs placed in strategic locations we invite home buyers for tours that allow them in to view your home's most desirable features - and fall in love.
Neighbors are specifically invited to attend. They also receive a "Just listed" notice in the postal mail, with an invitation to pass the news to friends or family who may want to move into the neighborhood.
We have found that when done correctly, open houses create a sense of urgency among buyers causing them to make a stronger offer than they may have submitted after a private showing.
Follow through
Every inquiry into your home receives a timely response, and we check back with every person who toured during an open house.
We respond quickly to inquiries from buyer agents seeking more information for their clients and cooperate fully with making showing appointments. We also attempt to get feedback from every showing, in order to encourage an offer or fine-tune the marketing strategy and inform you of any concerns expressed by potential buyers.
Pre-screening is part of the process. Although it is critical to show your home to every serious potential buyer, we make every effort to see that you are not inconvenienced by visits from people who are not ready or financially qualified to buy.
