We’ve been lucky over the years to sell some beautiful homes in the Austin area. 10608 Roy Butler Dr is definitely one of my favorites with a pool and panoramic views of the golf course, Brushy Creek Trail and Lake.
Because of the views when we met with the owners we knew should be priced aggressively. The list price was significantly over any of the comparable homes that have sold. In fact the list price was over $100,000 more than any home has ever sold for in the Austin area.
One of the reasons this listing is one of my favorites is because of the owners. They are experienced real estate sellers and knew to get their price it was important for their home to be in excellent condition. They were willing to take all our advice including bringing in staging furniture to turn their 2nd bedroom into the type of room someone could picture their family member living in.
Once the home was staged and camera ready the marketing work began. Bringing in the best professional photographer in Austin to take daylight and twilight photos plus drone footage to capture the spectacular views. That allowed our marketing.
We knew this is a special property and because of that there was a chance someone would love it enough to pay even higher than the asking price. Because of that we suggested a strategy that included pre-marketing the home as Coming Soon and holding an open house he first weekend. We also suggested the owners should set a deadline to review offers rather than accept the first offer that was submitted.
Once the home was listed we received a full price cash offer very quickly. It would have been tempting for the owners to accept that offer but we decided to stick with our original strategy of waiting until Monday to respond to any offers. That turned out to be a good decision as two other buyers visited the heavily attended open house and made offers significantly over asking price.
In the end we sold the home for $31,000 over asking price, which is $135,000 more than any home in the Austin area has sold for in the history of the neighborhood.
