Every now and then an Austin area homeowner talks to us about selling their home and decides not to hire us. You can’t win them all!
I like to track those sales to see what happened. Sometimes it turns out good for them and sometimes it doesn’t.
One time it didn’t turn out very well happened this year in Austin. We talked with a homeowner about selling his home. Because we have a lot of experience in this section of the neighborhood we had a good idea of what he should do to better prepare his home for sale.
In the end this homeowner didn’t want to listen to any advice and decided to sell his home by himself. He told me he sold his home for $440,000 and out of that he paid a buyers agent commission.
A month later, 2 other homeowners in the Austin area contacted us about selling their homes. They both had homes with the same floor plan as the person who sold his home for $440,000. Both their homes were in similar condition as the home that sold for $440,000.
Because so many people in the Austin area hire us to list their home we have better knowledge of what makes buyers’ eyes light up and what turns them off when they enter your home. With both of these homeowners, we made recommendations to help their homes create an emotional attraction to buyers we were targeting. Both sellers also took advantage of our Free Home Staging Program to let the buyers imagine how their families would enjoy living in the homes. To make the space more appealing to home buyers, Joyce brought in large furniture and/or accent pieces to staged each room to show what the rooms are intended to be used for.
A challenge I have when pricing homes that we stage is Joyce does such a great job transforming them I have to reevaluate the price before the homes come on the market. With both homes we decided to raise the price $10,000 and in the end received multiple offers for both homes.
One homeowner sold his home for $501,000 and the other for $504,000. That’s $64,000 higher than the person who sold his home himself.
Through selling almost 100 homes in the Austin area, we have learned market preparation and money spent in the right areas really pays off for home sellers.
