Can You Stage a Home While You're Still Living in It? (Owner & Tenant Guide)

When you decide to put your property on the market, one major question always pops up: Can you stage a home while you’re still living in it?

The short answer is yes, absolutely! However, the long answer comes with a catch: it depends entirely on your circumstances, your daily habits, and your staging strategy.

While major real estate platforms will tell you to simply throw away your clutter and deep clean, they often miss the actual reality of living in a "staged theater". Whether you are an owner-occupant staying put for another month or a landlord managing a property with current tenants, this guide breaks down exactly how to pull off an occupied stage…

Bright and inviting kitchen featuring white shaker cabinets, dark stone countertops, stainless steel appliances, and a stylish diagonal tile backsplash. Natural light from the window and warm wood-look flooring create a clean, modern space that's both functional and welcoming.

Selling a home in today’s market takes more than simply putting a listing online and waiting for buyers to appear. At Kopa Real Estate, we recently helped homeowners at 3601 Turkey Path Bend in the Ranch at Brushy Creek sell their home after it previously sat on the market for 6 months with another real estate agent without success.

After hiring our team, the home sold in just 18 days — and we secured a contract after only 3 days on the market.

This is exactly why many homeowners in Cedar Park, Round Rock, Leander, and the greater Austin area contact us when their home listing expires. We specialize in helping sellers relaunch homes that didn’t sell the first time.

Why This Cedar Park Home Didn’t Sell the First Time

When the homeowners…

If you are a real estate investor or a homeowner considering renting out your property, there is a critical concept you must understand before you sign a new lease or extend an existing one.

Recently, a homeowner contacted our team at Kopa Real Estate because they needed to sell their home quickly. Unfortunately, they ran into a major roadblock: the property had a tenant with an active lease running through the middle of next year.

Many people mistakenly assume that selling a home automatically terminates a lease. In reality, the lease stays with the property, and the tenant goes along with it to the new owner. This creates several hidden complications that can drastically lower your home's value and marketability.

Here are three major…

What fees does the Avery Ranch Homeowners Association (HOA) charge when selling a home in Avery Ranch? In this video, I review what's called a resale certificate to explain all the fees that are charged. Most people are surprised to find out their HOA charges money when you sell your home. Not monthly or quarterly dues, but a substantial amount of money that gets collected when you sell your home. If you're planning to sell your home and want to complain about the fees the time to do it is in advance. Nobody cares about these things until you sell your home, and in my experience, most Board Members don't understand what's happening, so I stopped bringing it up at meetings.

If your home didn’t sell the first time, it’s easy to feel discouraged. But here’s the truth: sometimes it’s not the home—it’s the strategy.

I’m Eric Peterson, Broker and Owner of Kopa Real Estate, and I’m excited to share how we recently got a home at 3601 Turkey Path Bend in The Ranch at Brushy Creek, Cedar Park, TX 78613 under contract in just 18 days—after it previously sat on the market for six months with another agent.

Why This Home Didn’t Sell the First Time

Before we took over the listing, the home had been marketed in a very passive way. Unfortunately, some agents still rely on the “put a sign in the yard and wait” approach. That might have worked years ago—but not in today’s competitive Cedar Park real estate market.

If you’re thinking about selling your home in Cedar Park or the greater Austin area, you’re probably wondering how to get the best price without months of stress and uncertainty.

At Kopa Real Estate, we recently sold a home at 2400 Vestavia Ridge Ln in just 3 days—but it wasn’t luck. It was the result of a deliberate strategy, hands-on service, and a marketing approach designed to create demand from day one.

Here’s exactly how we did it—and how you can apply the same strategy to your home.

The Challenge: A Unique Property That Didn’t Fit the Mold

This wasn’t a typical listing.

The property included:

  • A single-family home

  • separate guest casita

  • swimming pool

  • large lot

I love it when our clients and people who bought our listings send me pictures of how they have added value to their homes. I wanted to start sharing some of the things I think are good ideas and if you have something you’re proud of and would like to share please send me your photos.

Most of the homes we sell were built before so many people could work from home. When the homes were built there were often areas that were not enclosed with doors that would be if the home was built today. For example, there is a formal dining room on one side and a sitting area on the other side. The current owners are likely using the sitting area as a home office. But today’s buyers are more likely to want a private office with doors.

Adding doors to create a…

Seeley on the far right and Wiley 2nd from the right at Cedar Bark Park in 2014.

It’s been a year since our 14-year-old Golden Retriever, Seeley, crossed the rainbow bridge. Seeley was truly a special dog and he knew it. This is my favorite picture of him. What a goofball! We should all try to live with the joy of a Golden Retriever running with a pack in the park.

When he died, I was especially worried about his brother, Wiley, who is now 15. Fortunately, Wiley has thrived as an only dog which was not what I expected.

Seeley had been having problems for the last 6 months but overall was very happy. Towards the end his back legs began to get weak and he stumbled a couple times.

When I took him in to see the vet, I was hoping she would be able to give us advice about how to keep him from being in pain and perhaps make…
