Your property tax value is low. I’m Eric Peterson, Owner of Kopa Real Estate. I have good news and bad news depending on how you look at it. Just before you received your 2022 property tax assessment, we already sold a house for $268,000 more the 2022 assessment. To put it in perspective that’s a 38% increase over the 2022 value and we have another home under contract for 42% over the 2022 tax value…and we are only in the first week of April.

That means 3 important things to you right now.

#1. Here’s the good news. Your home is worth a lot more than the tax value and more than you think. If your first thought when you opened your notice of value is that you could never sell your home for that much you will be surprised. Chances are you can sell it for much more than your tax value and more than you ever imagined it could be worth. #2. Here’s the bad news. Your tax market value will increase significantly again next year. You have to remember the sales data that was used to establish your home’s value was from 2021, not this year. By this time next year, you will be receiving another notice based on the 2022 sales which are already up 10% over the end of 2021.

#3. In my opinion you would be out of your mind to sell your home “off market” based on the tax value to an individual or hire a real estate agent from one of the big box brokers who is only going to advertise your home to the agents at their office. Considering these market conditions, you should demand to work with someone whose marketing plan will fully expose your home to ALL THE BUYERS AND ALL THE AGENTS, not just a few of my friends. What some agents are doing to sellers in our area is the equivalent of holding an auction and only inviting my sister. That’s great for the big box broker, but given the current market conditions that’s terrible for you and the money you are leaving on the table.
