My girls love Mickey Mouse. But most of my clients are no-nonsense people and they don’t want to deal with Mickey Mouse buyers. 

In this area the number of homes that go under contract and then have the contract cancelled is at an all-time high. Last year we closed every home that went under contract. Only one cancelled but those buyers came back to buy the house so it was like getting divorced and marrying your ex again. 

One of the reasons our track record is so good is we don’t push our clients into bad deals. What you as a seller has to be careful about is 74% of real estate agents didn’t sell a home last year. You don’t want to hire an agent who needs you to sell your home more than you do. You’re likely to get pushed into accepting a bad deal because that agent needs a paycheck. 

Normally I encourage sellers to make a counter offer. The exception is when either the buyer or buyer’s agent is sending out signals they are going to be wishy washy or they will try to renegotiate the contract later on. In that case I’ve always thought no deal is better than a bad deal. 

With this house we received an initial offer and I recommended the sellers not make a counter offer or entertain the offer at all. The way the agent and the buyer approached the process told me they were Mickey Mouse buyers and they would make the transaction difficult and not likely to close at the initial offer price. 

The success story is a week later we received another offer from a great buyer resulting in a smooth closing. 

When selecting the right agent to get your home sold, I recommend you consider their track record of keeping deals together and the financial stability of the agent so you don’t get advice from someone who needs your home to sell more than you do.
